Site Information–  17-acre site located within the Canyon Farms Golf Club between holes 11-12 and 17, 40 lots, and 80 total residences.

Lease Rates–  Monthly rates will begin at $3150.  Additional rate premiums will be added to some residences based on location, views, lower level daylight or walk out designs.

ease Term–  The standard term will be one year.  A limited number of residences will be allowed for shorter terms at an additional monthly cost.

Occupancy Date–  Residences will be available for occupancy beginning early Spring 2018.  Full development completion is projected for early Spring 2019.

Exterior Options–  Three exterior building designs which may be selected subject to availability.

Floor Plan Options–  One floorplan design is available as a left-hand version or a right-hand version.

Interior Finish Selections–  Residences are prefinished in either a designer grey palette or a designer taupe palette package. Residents may select their preference subject to availability.

Additional Fees–  Each prospective resident will be charged an application fee.  Each resident who chooses to lease a residence will be charged an administrative fee prior to occupancy.

Utilities–  Includes water, sanitary sewer, electricity, gas and communications which are billed monthly directly to the resident by the utility company and payable by the resident.

Estimated Annual Utility Costs*– -Water (including lawn irrigation) – $1100 -Sanitary Sewer – $300 -Electricity – $1600 -Gas – $700 *Note: utility costs are subject to a variety of factors including personal usage and climate conditions.

Communication Providers–  Currently AT&T and Time Warner Spectrum will be providing telephone, cable, and internet services to the Fairways residences.  Google Fiber has not yet committed to providing service to The Fairways, but is a strong possibility.  Residents may choose their provider and will remit their monthly fees directly to the provider.

Pet Policy–  Pets are welcome at The Fairways – limited to two per residence.  A pet deposit and monthly pet fee will be charged based on the size and number of pets.  Variations to this policy may be made at the discretion of Fairways Management.

Maintenance–  Interior and exterior maintenance is provided at The Fairways by experienced technicians. Fairways technicians may assist with personal needs (such as hanging shelves, pictures, etc.) at an hourly rate subject to their availability.

Landscaping–  Each residence will be beautifully landscaped and maintained by Fairways Management.  Residents may plant additional landscaping and flowers subject to prior review and approval by Fairways Management on a case by case basis.  Residents will be responsible for the maintenance of any landscaping they install.

Snow/Ice Removal–  The Fairways residences are located on Lenexa public streets and will be plowed and de-iced as determined by Lenexa Public Works Department.  Driveways and sidewalks will be treated by Fairways Management.

Trash Pickup–  Will be provided by Fairways Management at a cost of $15 per month (subject to vendor increases) to be paid by resident monthly.

School District–  The Fairways is located in the award-winning Shawnee Mission School District. Elementary age children will attend Sunflower Elementary (8955 Loiret Blvd) currently and Lenexa Hill Elementary (87th & Haven St). Middle school students will attend Westridge Middle School (9300 Nieman Rd). High school students will attend Shawnee Mission West (8800 W. 85 St).
